How do I know what my home is really worth?
Online calculators can be entertaining—but the algorithms behind them? Not so reliable. Take this example: a homeowner lists their property For Sale by Owner at $150K over market value. Now Zillow thinks that price is legit and uses it as a comp—pushing up the Zestimate on every nearby home.
Online estimates are a starting point, not a pricing strategy. Your home’s value is based on recent buyer behavior, comparable sales, current competition, and how your home will show once it hits the market. We look at all of that together so pricing supports your goals and timeline instead of working against them. A good agent will use real data—not guesses—to help you price it right from day one. Do I need to make updates before I list?
Not always. Some updates help buyers say yes faster. Others don’t move the needle. We’ll walk through your home and give you clear guidance on what’s worth doing, what’s optional, and what you can skip—so you’re not spending money just to spend it. Does it matter who I list my home with? Why shouldn't I just pick the cheapest?

If the agent you are researching isn’t using high-quality photos, Youtube video walkthroughs, 3D tours, reels, and strategic marketing across Instagram, Facebook, and YouTube, your home isn’t being seen by the people actively looking. A strong agent isn’t just personable—they’re plugged in, proactive, and have a real plan to market your home where buyers are already scrolling. How long will it take to sell?
Timing depends on price, condition, location, and how your home is positioned when it goes live. Based on current MLS data, the average days on market in our area is around 60–70 days.
Some homes move faster, especially when pricing and preparation line up well. Others take closer to that average. We’ll walk through what a realistic timeline looks like for your home so you can plan without guessing.
What should I expect in the first few weeks?
The first 2–3 weeks are when buyer interest is usually strongest. This is when your home is newest to the market and showing activity tends to peak.
Early showings and feedback help us confirm whether pricing and presentation are landing the way they should. Strong activity early is a good sign. Limited activity tells us it’s time to adjust before momentum slows.
What if we don’t get an offer right away?
That’s more common than most sellers expect—and it doesn’t mean something is wrong. Many homes sell closer to the local average of 60–70 days, especially in today’s market.
If offers don’t come quickly, we review buyer feedback, activity levels, and current competition. Sometimes the next move is a pricing adjustment, sometimes it’s a presentation tweak, and sometimes it’s simply giving the market time to catch up. What should I expect between contract and closing?

1- Decluttering- Remove taste specific design choices that will distract buyers from look at the home. Buyers are pickier than ever so don't give them a reason to mark your home of the list before they even get there.
2- Deep cleaning- When you live in a space you stop seeing the details around you so somethings we miss things that may need to be cleaned. For example; base boards, windows, floors, doors faces etc.
3- Minor repairs - Minor repairs might seem like no big deal, but to buyers, they can raise red flags fast. A leaky faucet, scuffed paint, or loose doorknob makes buyers wonder what else hasn’t been taken care of—and whether there are bigger, hidden issues lurking behind the walls. It’s not just about the repair itself—it’s about the message it sends. Homes that feel “lived in” instead of “move-in ready” often sit longer on the market and invite lower offers. Taking care of the little things shows buyers your home has been well-maintained and gives them one less reason to hesitate.
